Finding one house that fits a whole family or friend group is harder than it sounds. Most Florida rentals top out at eight guests, and bigger homes often trade space for a long walk to the pool. We manage five private pool homes that sleep 10 to 16, all with their own pool, and we will tell you plainly what each one is best at, including where a large group will feel the squeeze.

Here is the quick decision guide we give people on the phone. Each line names the tradeoff, because a large group notices the weak spot fast.

Rooming planner: who sleeps where
Beds matter more than the headline number, and a group of 10 to 16 is really a set of smaller units: couples, families, cousins, grandparents. This table lists the bed layout of each home, room by room, and who each room tends to suit. Confirm the maximum guest count and any sofa or extra bed on the listing itself.

Three sample groups, worked through
- Multi-generation family of 14. At Goodtimes, five couples can take the two kings, the two queens in room 2 (a good spot for two couples who do not mind sharing a room) and the fifth queen room. Four grandchildren or cousins fill the twin and bunk room. That is five bedrooms and 3 bathrooms for 14 people, so plan the shower schedule.
- Three couples plus kids (10 people). Casa Blue Horizon has three kings for three couples, a twin and bunk room, and a room with two twins, and it has 4.5 baths, so the morning line stays short.
- Two families with young kids (10 people). Indian Shores puts each couple in a king and the children in the two bunk rooms, but be honest about the one full bath and one half bath. If both families have early risers, The Salty Parrot’s three full baths make mornings easier, though it has fewer child beds.
The bathroom count is the number that decides trips
A house that sleeps 10 with three bathrooms is a different trip from one with four and a half. Casa Blue Horizon has 4.5 baths. Goodtimes, On the Creek and The Salty Parrot have 3 each, and Indian Shores has one full bath and one half bath. If your group is mostly adults, that number is the one to check first, which is why we say it plainly on this page.
Parking and vehicles for several cars
Group trips often mean multiple vehicles. Our listings state the driveway space: Goodtimes fits up to 6 cars, Casa Blue Horizon 5, On the Creek and The Salty Parrot 4, and Indian Shores 3. A past guest at Goodtimes reported fitting a trailer, two trucks and five motorcycles. Please do not park on the grass or in front of neighbors, and note that street parking is not permitted at The Salty Parrot. Treat the driveway number as your limit and carpool from the airport.

What groups tell us they enjoy
We only repeat what guests wrote. Goodtimes guests have written about a family of 16 fitting comfortably, a bachelor party of 12, a bachelorette weekend of nine, a dad’s 90th birthday and a 50th birthday with 13 adults and a baby. Guests at On the Creek described a graduation weekend, a Spring Training trip and a family of nine watching the sunrise over the creek. Indian Shores guests are mostly families with young children, including a first birthday and a family with grandparents. The two themes we hear most are having room for everyone and having something for every age to do.
Reunions
Reunions work best when one house holds everyone, because the shared kitchen and pool become the gathering place. One Goodtimes guest described the outside seating as huge, with sun and shade at all times of day (Teresa K., Apr 2025). Our family reunion guide has a full planning checklist.
Milestone birthdays and celebrations

Friend trips and sports weekends
Friend groups often like The Salty Parrot for its three full baths and its location: a guest wrote it is 3 minutes to Walmart and Publix and 5 minutes to the beach (Mackenzie G., Sep 2026). See the Madeira Beach and John’s Pass plan for a local day.
Rules that apply to every group
- The person booking must be at least 21, and a digital rental agreement plus a photo of a government ID are required before check-in instructions are sent.
- Quiet hours are 9 PM to 9 AM, and unauthorized parties and events are not allowed.
- Check-in is at 4 PM and check-out at 10 AM. Early check-in and late check-out can be requested through the guest portal, subject to availability.
- Every listing shows the maximum number of guests. Please book for your real headcount, including children.
- Casa Blue Horizon: golf cart drivers must provide a license and proof of insurance and be 25 or older, e-bike riders must be 16 or older, and a $500 refundable security deposit applies to the recreational equipment. Casa does not allow pets.
- Goodtimes, Indian Shores, On the Creek, Hibiscus House and The Salty Parrot allow up to 2 pets for an additional fee, so the dog can come along. See our pet friendly rentals page.
Planning checklist for a group of 10 or more
- Confirm your headcount, including babies, and match it to the listing maximum.
- Fill in the rooming planner above and check that every couple has a bed and every child has a berth.
- Count bathrooms per person.
- Count cars against the driveway number.
- Pick the pool: heated homes include heating in the rate, but heat pumps only lift the water 10 to 20 degrees F above the air temperature.
- Send the agreement and ID early, because check-in instructions are sent only after it is done.
- Read the cancellation and house rules: full refund at 30 or more days, 50 percent up to 7 days, none inside 7.
Heated pools, honestly
Four of these five homes have heated pools, and heat is included in the rate. The Salty Parrot is not heated. Heat pumps typically warm water about 10 to 20 degrees F above the air temperature, so on a cold snap a pool may not reach the set temperature, and we do not refund for weather or heater performance. Weekly and monthly savings
Stays of 7 nights or more save 10 percent, and stays of 30 nights or more save 20 percent, applied automatically when you pick your dates. That adds up quickly for a reunion week. Every price shown includes taxes before you pay, and there is no service fee when you book direct.

Not every home. Goodtimes Waterfront, Casa Blue Horizon, On the Creek and Indian Shores Family Oasis have heated pools, and heating is included in your rate. The Salty Parrot has a private pool that is not heated. Heat pumps warm the water roughly 10 to 20 degrees F above the air temperature, so cold snaps limit it.

Some homes include a set number of guests and charge a small nightly amount per guest beyond that. Goodtimes includes up to its full capacity of 16. Any extra guest amount is shown in your total price before you pay.
Yes. Every booking requires a digital rental agreement and a photo of a government issued ID before check-in instructions are sent. It is a short step that some guests find surprising, and it is there to protect the home and the neighborhood.
